RATES
CONTACT US TO CONFIRM RATES. We do our best to keep our website up to date. However, rates, villas, and amenities may vary from what is published. Island Villas is not responsible for differences in rates of similar properties offered by other agents nor for rates charged by travel agents.

TERMS OF PAYMENT
A deposit of 50% of the total rental is due within 14 days of booking to confirm reservations. Total rental due equals rental rate plus 8% hotel tax, plus refundable security deposit. The balance is due 45 days prior to arrival.

PAYMENT - WE DO NOT ACCEPT CREDIT CARDS
Personal checks, money orders, certified bank checks or travelers check will be accepted. All rates are quoted in U.S. Dollars and payments must be made in same. All USVI rentals of less than 90 days are subject to a Government tax of 8%.

LAST MINUTE BOOKINGS
Bookings made less than 45 days prior to arrival are considered last minute bookings. A money order, certified bank check, or travelers check must be sent via U.S. Postal Service Express Mail. WE DO NOT ACCEPT PERSONAL CHECKS ON LAST MINUTE BOOKINGS.

SECURITY DEPOSITS
Security/Damage deposits are $500 for most units; some owners require more, so please check. The deposit is fully refundable provided that there is no breakage, damage or missing items, lost keys or long-distance telephone calls. We do have to wait for the telephone bills but we make every attempt to refund your money approximately 45 days after your departure. All other utilities are included in your rental price. Water is at a premium here so we ask that you use it carefully.

AIRLINES
American Airlines has direct flights from Miami to St Croix daily. Delta has a direct flight from Atlanta to St. Croix—check with Delta, but they generally have flights on Wednesday and Saturday. US Air has direct flights on Saturday from Charlotte, North Carolina. You can also reach St. Croix by flying to San Juan, Puerto Rico and taking American Eagle, Caribbean Sun or Cape Air to St. Croix. A note of caution— when not on a direct flight to St. Croix, please keep all personal items and medications in your carry on luggage. In the event your checked luggage is delayed, you will then have the necessary items for your comfort should your checked luggage not arrive until the next day.

AIRPORT ESCORT
We meet our guests at the airport and escort them to their vacation villa. If you are a group but will not be arriving at the same time, we will discuss which part of the group is to be met at the airport. Due to insurance restrictions we are unable to transport anyone in our vehicles . Since we are a small staff, we cannot assist you with the trip back to the airport upon departure but will be happy to arrange a taxi for you.

Late night arrivals are discouraged. Please arrange for a flight that will arrive in St. Croix before 7:00pm.

SPECIAL SERVICES
We can arrange almost anything that you could want with enough advance notice. Just ask us. We want you to have a wonderful vacation on our beautiful island.

Check in time is 3:00 pm - Check out time is 11:00 am
It takes several hours for our staff to properly clean and prepare the villa for newly arriving guests. There could be exceptions to check in and check out times if the villa is large and there is a turnaround (an in and out booking on the same day). Should you wish for an extended check out time, please telephone our office two (2) days in advance of your departure to request a later check out time.

CAR RENTAL
We suggest that you rent a car, as our taxis do not cover the entire island on a regular basis. Let us know if we can assist you with a rental car. Most of the rental car companies have a variety of models but if you have a large group, the mini-vans, troopers etc. are booked many months in advance during high season. If you reserve a rental car through Island Villas please note that if you cancel your car rental less than ten (10) days before your designated arrival you can be subjected to a cancellation fee.

WE DRIVE ON THE LEFT as in the United Kingdom. You will find it easy to adjust by driving slowly and proceeding with caution.

VILLA/CONDO CAPACITY
The total number of guests allowed in the property is restricted to the number of persons scheduled and paid for. A maximum of two persons per bedroom is allowed. Any misrepresentations made by the guests will require an immediate additional payment or the guests will be required to vacate the property without refund. As the Renter, you are held responsible for the actions of any and all the members within your party. This also includes any persons that may be temporarily present on the premises at your invitation during your stay.

MAID SERVICE
For all villa rentals, maids are dispatched before your arrival so that your rental property is sparkling clean. Most of the villas offer in-between service. If you wish to have daily service, or additional service, we can easily arrange this. Condos do not offer a mid-week maid service. Maid service is for general cleaning and tidying; any personal laundry, cooking or babysitting must be arranged, in advance, with us and prices set accordingly. We will be happy to book these extra services for your vacation. If you are happy with your maid, a tip is always appreciated.

AIR CONDITIONING
Few homes here have air conditioning because we are richly blessed with constant tradewinds. Almost every property has ceiling fans in most of the rooms and these combined with our tropical breezes will keep you cool and comfortable. If your villa comes equipped with air conditioning, we request that you turn it off when exiting the villa and keep the doors and windows closed when it is in use.

GROCERIES AND CHEFS
On St. Croix we have many excellent restaurants and stateside-style grocery stores. Because we are a U.S. Territory, private chefs are very expensive but if you wish to have that special home dinner party, or just want a daily cook, we will do our best to make these arrangements.

STARTER KITS
If you want a starter kit you will need to notify us well in advance. The cost for this service is $50.00 plus the cost of the groceries. Please remember this is a “starter kit”, if there is a major grocery list the cost will be by the hour. Please always provide us with a second choice if the list includes anything exotic. Schooner Bay Market, a local stateside-type grocery, does provisioning and catering. You can check their website, www.schoonerbaymarket.com for further information.

VILLA/CONDO MAINTENANCE
Our maintenance staff strives to keep our properties and their inventories in good working order. In the event of a problem, please contact our office and/or the appropriate caretaker as listed on your Welcome Sheet and we will effect repairs as soon as possible after notification. No refunds or rate adjustment will be made for unforeseen mechanical failures such as water, electricity, household appliances, pool filtration systems air conditioning, telephone, cable TV, satellite service, etc. Weekly pool service and monthly pest control will continue to be performed during your stay. Please call our office for maintenance schedules if your privacy is of concern.

KEYS
Guests are provided with one set of keys for each villa or condo. There is a $100 fee for lost keys or keys not left in the villa upon the guest’s departure. Should a guest lock themselves out of their accommodations, a minimum $100 fee will be charged for one of our representatives to come to the villa and assist the guest in regaining entry.

CANCELLATION POLICIES
Off-Season – Notice must be received no later than 45 days prior to arrival for a refund of 80% of the payment.

Less than 45 days but more than 16 days, 50% of the rental is forfeited.

Less than 16 days, no refund.

If the unit can be re-rented for the same period, full refund, less the service charge, will be made.

High Season – No refunds will be made for cancellations between December 15, and April 15, unless property can be re-rented for the same period. If the property can be rented under these conditions, 80% of the payments made will be refunded.

TRAVEL INSURANCE
Should you buy travel insurance? People booking trips, particularly if they’re booking them well in advance, should consider buying trip cancellation insurance, which offers protection if plans or situations change. People with health concerns should review the policies’ medical provisions, also ask if they cover travel cancellation and/or interruption due to a hurricane.

As for the optional, and expensive, insurance offered by car rental companies; in most cases you’re already covered through a combination of your own auto insurance and your credit card when you rent a car in the United States.

HURRICANE POLICY
In the event of a pending hurricane, we require that all guests vacate the property when requested to do so by Island Villas management. We will refund all unused rent and hotel tax monies. It is the sole responsibility of the guest to secure other lodgings or make changes in airline tickets for departure changes.

INDEMNITY
By signing the rental agreement, each guest shall and hereby does indemnify Island Villas, its employees, sub-agents, representatives and hold them harmless from and against any claim, loss or damage cost or expense (including reasonable attorney’s fees) to persons or property, however caused which occurs on or about the accommodation or in connection with travel thereto or therefrom.
